Located on top of Juicy Hill, the two houses of the Summit have outstanding views of the Bay and the City and some ocean views, yet they are only one house from the ocean and only 150 steps via a private path to the pink sands beach and a close walk to the village.
The main house sits on a 12,000 sq ft lot and is 2900 sq ft consisting of 4 bedrooms (3 King and two twin beds) each with ensuite bath. One of the bedrooms is a 500 sq ft apartment with full kitchen. The master bedroom suite is 600 sq ft including bedroom, bath, and walk-in closet.
The living space of the main house consists of an open floor plan with pecky cypress living room and large kitchen/island counter and dining area which seats 13. The ocean side has 70' of decking and bay side 50' (over 50% covered) as well as a sunning deck and master bedroom balcony. There is a garage with room for two carts and laundry.
This home was built in 1988 and fully remodeled down to studs in 2007 and apartment in 2014/2015.
The secondary house or guest house is built into the hill of a large 15,000 sq ft lot and is 1200 sq ft. fully independent from main house. It consist of two king bedrooms with en suite baths and living rooms. The upper level also has full kitchen and lower level full laundry. A fully covered veranda surrounds the house and a large deck overlooking town and bay. This home was built in 2006.
Although the guest house is not listed for sale, the owners would consider selling both properties as a package. Both homes were built with high end quality materials; Marvin Coastal windows and sliding doors, custom Spanish Cedar interior and exterior doors and shutters, 150 year old Gulf sourced Pecky Cypress, cherry kitchen cabinets, cypress and tile floors including some Cuban tile, "green" concrete counter tops, custom interior trims including dentil, window caps, and cove moldings and stainless steel appliances.
Both homes are equipped with upper level roll downs, aluminum panels, and Spanish cedar shutters for ease of close up in hurricane season. Most of the drywall has been replaced with concrete board which would not be compromised if water damaged. Unique and varied Bahamian Architectural roof lines minimize lifting power of hurricane winds.
Each home includes both city and rain water cisterns, satellite TV and cable sourced wireless internet. Numerous storage areas including an interior owners closet if rented. The homes have never been rented.
The listed price is for the Summit house alone. The guest house can be bought also.
